If the owner rents an apartment for rent, then, as a rule, most of the payments are borne by the tenant: real estate tax, insurance, heating and electricity. The owner also makes money in the “repair desk” – the collection of house management for the current repair of the entire building – this is about the fourth part of the total expenses

Owners pay annual property taxes (Grundsteuer). Its size depends on the type of object, location, area of ​​construction, market value of land and number of apartments per square meter of land. On average, the amount of tax is about 0.1% of the market price of real estate per year.

If the owner leases the property, how is his income taxed?
For individuals, the rate is calculated based on the amount of profit on a progressive scale from 14.77 to 47.475%, including a mandatory surcharge in support of solidarity for the economic rehabilitation of the lands of the former GDR. Legal entities pay at a fixed rate of 15.825% (including surcharge). In practice, for owners of one or three apartments the amount of this tax is significantly reduced: the cost of travel to Germany (plane tickets and hotel fees) and depreciation (wear of furniture and real estate) are reflected in the accounting documentation and reduce the size of the taxable base.
Insurance
The amount of payment for property insurance depends on the type, amount, term of insurance and the list of insurance claims. For a family of three people, insurance will cost an average of 100–200 euros per year.

It is not necessary to insure the property, but most Germans do this: the insurance subsequently justifies itself in the event of minor breakdowns. When purchasing a mortgage, the bank may request to take out insurance as an additional money-back guarantee.

Housing and communal fees
For the majority of utilities, the owner pays the house management: water supply, heating, yard and porch cleaning, elevator maintenance, garbage disposal. On average, they cost 3.5-4.5 euro / m² per month, depending on the volume of water consumption, energy efficiency and the technical condition of the building.

The amount of monthly payments is adjusted by the end of the year, and, according to meter readings, owners receive a refund or pay extra for water consumption above the norm.

The main expenses are hot water and heating, they account for about a quarter of the utility bill. Thus, the utility service of a one-room apartment in Munich with concierge service will cost approximately 1.5–2 thousand euros per year, 400–500 of which will be used to pay these costs.
